Under San Diego’s 2025 rules, a single-family lot can typically accommodate one Junior ADU (JADU) plus two ADUs—one converted from existing space and one newly built detached unit (Inside San Diego). The City also offers an ADU Bonus Program, allowing additional units when at least one is deed-restricted as affordable (City of San Diego). However, mid-2025 reforms limited its scope: the bonus program is now prohibited in low-density single-family zones and capped by lot size—for example, no more than four total units on lots under 8,000 sq. ft.. Bottom line: you can always build at least one ADU (plus a JADU) by right, but if you’re considering multiple units, check current zoning and bonus program rules first.
There is no minimum lot size requirement to build an ADU in San Diego. California state law prohibits cities from imposing lot size minimums for ADUs (CA HCD ADU Handbook), meaning even small residential lots may add an ADU if they meet other standards like setbacks and height. By code, the smallest ADU must be at least 150 sq. ft. (the minimum efficiency unit size). In San Diego, the maximum ADU size is 1,200 sq. ft., depending on zoning and lot coverage (City of San Diego). No, an ADU in San Diego cannot encroach into the front yard. The City requires ADUs to observe the standard front yard setback of the property’s zoning district, meaning you cannot build an ADU closer to the street than where the main house could be placed (City of San Diego). However, ADUs do benefit from reduced side and rear setbacks—as little as 0–4 feet depending on height and fire zone—consistent with California state law. In practice, this means ADUs are typically located in the backyard or side yard, but never encroaching into the front setback area.
In most cases, no parking is required for ADUs in San Diego. City code confirms that off-street parking spaces are not mandated for ADUs, except in a specific coastal scenario (City of San Diego).
