Common 2-bedroom ADU layouts

2-bedroom accessory units are some of the most popular designs we deal with, and we have floor plans that can accommodate practically any lot or budget.

Measuring just 25’x20’ feet, this square-shaped, 500-square-foot floor plan has ample space for all the comforts of larger homes, including in-unit laundry! Each bedroom offers complete privacy, as well as storage, and the open-concept living space has room for a small dining table for guests. The bathroom, just off the main space, is a full bathroom, not a ¾ bath, with a combination tub & tiled shower.

By lengthening the ADU's floor plan slightly and increasing the total square footage to just over 600 square feet, you can see that this floor plan offers the feel of more traditional homes, with both bedrooms located in the back of the unit, offering more privacy from the living area. It also includes a private patio space with an outdoor laundry unit, perfect for Southern California.

This ADU design has approximately the same square footage as the last but is longer and narrower in footprint, allowing two truly separated bedrooms, one located on each end of the unit. The bathroom is placed next to one of the two bedrooms, which gives that bedroom the feel of a true master suite. We see this design most commonly used by clients who are looking to give aging parents an in-law suite that still offers guest accommodations in the form of an extra bedroom. Other clients built this design of ADU to use the second bedroom as a cozy home office while offering the master suite to guests when they come to visit.

For homeowners with a bit more lot space and construction budget, this ADU floor plan offers 2 full bedrooms and 2 full bathrooms. One of these bathrooms is attached to the bedroom, making it a true master retreat. The open living area also provides ample living space and dining space, with room for a full-sized dining room. The kitchen also offers plenty of counter space, as the counters extend the full length of the wall. This is a great layout for maximizing rental income, as it provides the feel of a true single-family home right in your backyard space.

This thoughtfully designed 800 sq. ft. ADU offers a perfect balance of comfort and functionality, making it an excellent choice for individuals seeking a well-proportioned 2-bedroom, 2-bath layout. With two master bathrooms, this floor plan is ideal for accommodating multiple renters or aging parents, ensuring privacy and convenience for each resident. This floor plan is one of our largest custom ADU floor plans when it comes to 2-bedroom projects. Like the last example, the 2 bathrooms are connected to the 2 bedrooms, providing 2 true master suites. However, the bathrooms in this model are a bit smaller than the last, and the extra space is given to the closets in either room and the private terrace space off the side of the unit. This layout is ideal for multigenerational living with elderly parents or adult children, as it provides the feel of 2 single-family homes on the same property.
